Parking minimum reduction

Miami repealed a portion of its parking reforms on April 28, 2022 despite a recommendation of denial by the Planning, Zoning & Appeals Board. The primary change was removing a waiver reduction to parking requirements near transit. Instead, projects outside downtown will need an exception from the city commission, which is significantly more difficult to obtain.

Policy record 2

Parking requirements may be reduced for uses within a TOD area or within a Transit Corridor area in the T4, T5, and T6 transects. This reduction is available primarily through a city commission exception, although certain areas are allowed this reduction by waiver or right. Residential, office, commercial, and lodging uses in the T5 and T6 transects may reduced requirements through bike parking. Educational uses in the T5 transect and sports facilities in the CI transect may reduce requirements when located near transit. On-street parking may count towards minimums in the Miami World Center District. Parking requirements are reduced for senior housing and affordable housing citywide.
