The first 1,500 square feet of commercial uses in the TOD Transit Oriented Development Overlay are exempt from parking mandates. All uses within the T4 and T5 subdistricts of the Maricopa Station Overlay are exempt.

Parking minimum reduction
Within the TOD Transit Oriented Development Overlay District, parking requirements are reduced by 25%, except for single-family dwellings and on-street parking may be counted towards requirements for nonresidential uses. Citywide, adjacent on-street parking may be counted toward required off-street parking at the zoning administrator’s discretion. Parking requirements may be reduced by providing motorcycle or scooter parking for nonresidential uses.
