- Minimum Residential Parking Requirements: There are no off-street residential parking requirements for residential projects (or mixed-use projects that include residential units) of any size. However, if the project is located in the Environmental Safety--Residential (ES-R) zoning district, or is located on a street narrower than 26 feet in the Hills overlay district, off-street parking requirements still apply. Those requirements can be reduced with an Administrative Use Permit (AUP). Residential Parking Maximums: For projects of two or more units located on a parcel wholly or partially located within 0.25 miles of a high-quality transit corridor, off-street residential parking cannot be offered at a rate of more than 0.5 spaces per unit. Single-family homes, projects where 50% or more of the units are deed-restricted affordable, projects in the ES-R zoning district, and projects located on a street narrower than 26 feet in the Hills overlay district are exempt from parking maximums. The parking maximums can be exceeded with an Administrative Use Permit (AUP).
